Begining November 2, 2026, residential appraisals for most conventional loans sold to Fannie Mae and Feddie Mac will follow a new national reporting standard. While this wont change how your home's value is determined, it will change how your homes value is determined, it will change how appraisers collect and report information
What this means for homeowners:
- More detailed documentation of your homes condition.
- More interior and exterior photos.
- Better reporting of updates, remodels, and energy-efficient features.
- A more modern, standardized appraisal process designed to improve consistency across the country.
Good News: Your homes value will still be based on local market conditions, comparable sales, location, condition, and features. The new system simply provides a more complete picture of the property.
*Seller Tip*: Keep record of improvements you have made- new roof, HVAC, flooring, kitchen or bath remodles, or energy - efficient upgrades, landscaping too! HAving the information orginized can help the appraiser understand your homes history.
